CONTROLLED WORK INCLUDES:
Electrical installations in buildings or parts of buildings comprising:
- dwelling houses and flats
- dwellings and business premises that have a common supply
- common access areas in blocks of flats
- share amenities of blocks of flats
The Regulations also apply to parts of the electrical installations where the electricity is from a source located within or shared with a dwelling:
- in or on land associated with the buildings, e.g. pond pumps
- in outbuildings such as sheds, detached garages and greenhouses

YOU WILL NOT NEED TO MAKE A BUILDING REGULATION APPLICATION FOR THE ELECTRICAL INSTALLATION IF:
- the proposed installation is undertaken by a competent person who is registered with an approval electrical self-certification scheme; or
- the proposed electrical installation is non-notifiable work
Using the registered person scheme will ensure that the necessary documentation is provided to the Local Authority confirming that the electrical installation meets the requirements of the Building Regulations. This evidence will be required if you sell your property.
YOU WILL NEED TO MAKE A SEPARATE BUILDING REGULATION FOR THE ELECTRICAL INSTALLATION IF:
- you choose not to use a person registered with an approved electrical self-certification scheme
- a further charge will be payable (see Table C1 of the Charges if the works are not part of a larger scheme)
- you will also be required to supply design information, to notify your District Council at the first fix stage of the installation and provide a test certificate/report on completion of the installation.
