You will soon receive a letter detailing the weekly rent charge for the financial year 2022/2023 from which you will note that the rent charge is due to be increased. The Questions and Answers below detail the reasoning behind the increase.

How much are you increasing my rent and how have you calculated this?

The rent is due to increase by 4.1% from the 1 April 2022. In 2020 a new rent standard was set by the Government allowing Social Landlords to increase rent annually by the Consumer Price Index (CPI) plus up to 1%. The CPI is a figure that measures overall inflation. The CPI was set at 3.1% in September 2021. What will you spend the additional rent on and how will you evidence the spending?

The income collected from your rent is used to manage and also maintain your home. We also use funds to make planned improvements to the properties. This includes identifying and installing cost efficient systems that will have a positive impact in relation to the running costs of your home. New build programmes are also funded by the income collection; there is a need to increase the number of social housing properties available to rent to address the housing need.

I pay my rent by Direct Debit, do I have to amend the amount?

No, you do not need to do anything. We will adjust your direct debit accordingly and send a letter to you to confirm we have done so.

I claim either Universal Credit – Housing Element or Housing Benefit, do I need to do anything?

If you are in receipt of Universal Credit you will need to report these changes to The Department for Work and Pensions (DWP). You will need to let them know what your new rent charge will be from 4 April 2022 and that this will be collected over 52 weeks. Confirmation of your new rent charge will be sent to you by letter in due course. This needs to be done on, or soon after, 4 April 2022 via the online DWP Portal. You will need to select the “UC Account Home Page” and choose the “report a change of circumstances” option then, within that option, you will need to select the “where you live and what it costs” option. You are responsible for ensuring that you are being paid correctly for your housing costs.

If you are in receipt of Housing Benefit your provisional entitlement will be confirmed by letter in due course. The notification correspondence will be sent out with the Council Tax bills on 11 March 2022 and will confirm your entitlement.

  • Becoming an Estate Champion, where you gather feedback specifically relating to the area you live in.
  • Attending our Estate Walkabouts with your Neighbourhood Officer once or twice a year and sharing your ideas for improvements in the community.
