Further planning work on Mid Devon’s ambition to deliver a new Garden Village to the east of Cullompton has taken place, with the public now invited to share their views.

In 2017, the Government announced plans for new garden villages and towns across the country, including Culm Garden Village, with the long-term plan for the Garden Village to deliver up to 5,000 sustainable, new homes, as well as employment, shops, schools, transport improvements, healthcare facilities and leisure opportunities. As part of the long-term planning for this area the Council adopted its masterplan for East Cullompton in 2023, which is intended to support the first phase of delivery of new homes and facilities for the area.

Now planners at Mid Devon have shared two further guidance documents to support the detailed progress and delivery of the project and are keen for the public to view and comment on them both.

The new documents set out how the East Cullompton area, should look and feel, and what kind of place it should become, and include a phasing and delivery plan, alongside a strategic design code and a draft infrastructure timeline.

Cllr Steve Keable, Cabinet Member for Planning and Economic Regeneration at Mid Devon District Council, said: "Culm Garden Village represents a once-in-a-generation opportunity to create a sustainable new community that meets the needs of current and future residents. These documents set out the vision and design principles that will help shape the area's future, and it is important that local people, businesses and stakeholders take the opportunity to share their views. Their feedback will help ensure the Garden Village develops in a way that reflects local aspirations and creates a high-quality place to live, work and enjoy."

The two documents together provide broad structuring principles, design codes and key information on the relationship between infrastructure and development to help make sure future proposals meet the high-quality standards expected by local stakeholders. Once approved they will be a key tool used by all those with an interest in the planned development at East Cullompton, with planning applications for land within the allocated site area expected to follow the guidance and requirements they contain.

Anyone with an interest in the area is invited to share their views through a short survey, which is open until Friday, 16 October 2026.

The project team will also be available to explain the documents and answer questions in person on the following dates:

• Thursday, 24 September at 6.30pm at the Cullompton Town Council meeting, The Hayridge, Cullompton.
• Wednesday, 30 September at 7.00pm at Kentisbeare Village Hall.
• Saturday, 10 October from 9.30am at Cullompton Autumn Fest, The Hayridge, Cullompton
