PRS Database - Renters Rights Act Phase 2 dates
Phase 1 of the Renters Rights Act 2025 saw the move to Assured Period Tenancies in the private rented sector (PRS) and the abolishment of section 21 notices amongst other notable changes such as allowing pets and outlawing rental bidding. Dates have now been published for the first stage of Phase 2 - the regional roll out of the ‘Register your rental property’ service.
What's happening in Phase 2?
The first part of Phase 2 is the PRS database called 'Register your rental property'. Landlords of assured or regulated tenancies that are let out before or during the rollout period will need to register on the service based on the location of the rented property. If you are advertising a property to let you will need to make sure your unique landlord and property identifier is listed on the advert.
Landlords will be able to demonstrate that they are complying with the rules and councils can better identify poor practice.
When must I register?
You will be required to register your property on the date the regulations commence. You will then have a 3-month window to complete the registration(s) and avoid potential enforcement action. The landlord will remain responsible for providing all required information.

What information will be required on the database?
A full list can be found on Gov.uk and further guidance will be published to help you navigate the service. In brief information will include:
- Landlord or company details
- Property information - details of any freeholder and/or property manager, number of bedrooms
- Tenancy information - number of occupants & households, and HMO licence details
- Rent information - rent charge and frequency
- Health & Safety information - Gas safety certificates (if there is gas), electrical installation condition report (EICR), Energy Performance Certificate or registered exemption.
Is there a fee to register?
Yes - £65 per property registration.
